You will be hired as Head of Real Estate to own the company's global real estate strategy and transactions. You will set medium-term plans for each hub (London, New York, San Francisco, Warsaw) and execute the deals that deliver them. You will establish standards for all markets where the company has people, determining when teams get flex space, leases, or other arrangements, and how people gather between locations.
In your first 90 days, you will focus on London and New York, both of which have recent long-term commitments that will require expansion, restructuring, and sublease work as the company grows. You will lead these initiatives.
You will join the Finance leadership team, reporting directly to the CFO, and partner closely with the Workplace Operations team in People, as well as Tax, Corporate Development, and the founders. Real estate is your content area; the CFO is your sparring partner on major decisions, and you two decide the largest ones together. You are also expected to bring perspective to Finance beyond your own lane.
The company values flexibility over lowest-cost real estate and has not yet made many real estate choices—this is an opportunity to shape the portfolio from the ground up, bring recommendations, and adapt as the business changes.
REQUIREMENTS:
- End-to-end corporate real estate experience across a multi-city, international portfolio: strategy, site selection, lease negotiation, build-out, and exit. Background on either the deals side or workplace side is acceptable, but you must now cover both.
- Personally led lease negotiations on both sides of the Atlantic, ideally in London and New York, including expansion, contraction, termination, and sublease rights.
- Exited or monetized surplus space through sublease, surrender, or negotiated termination; able to explain the costs involved.
- Experience building flexible footprints (flex and coworking agreements, short leases, enterprise flex deals) and knowledge of when to involve Tax and Legal on entity questions in new markets.
- Delivered premium build-outs in partnership with a workplace team; able to explain how space expressed company brand to customers and employees.
- Fluent in real estate finance: budgets, cost per seat, lease accounting, and space planning against a moving headcount forecast.
- Runs competitive broker and landlord processes and manages tenant-rep advisors.
- Brings clear recommendations to founders and executives, holds views under pressure, and changes them when evidence warrants.
