Salary: USD 132,000 - 165,000 / annual
Ripple is seeking a Workplace Project Manager to deliver tenant improvement projects across its expanding global portfolio. This is a hands-on role with real commercial accountability, reporting to the Senior Manager, Design and Construction.
You will own each project end-to-end, from reconfigurations to new office locations, managing a portfolio of concurrent tenant improvement projects spanning domestic and international markets. Key responsibilities include:
• Manage all facets of project delivery from planning and design through construction, occupancy, and closeout across Ripple's growing global footprint.
• Lead and manage outsourced delivery teams—architects, engineers, cost consultants, third-party project managers, general contractors, and vendors—holding them accountable to design intent, budget, and schedule commitments.
• Define project charter, develop scope of work, budget, schedule, procurement and delivery strategies, and cash flow.
• Cross-functionally partner with Workplace Operations, IT/AV, Security, Legal, and Business Unit stakeholders to establish program requirements and coordinate workflows.
• Lead bid leveling and negotiate contract terms with consultants, contractors, and vendors.
• Own project budget and schedule end-to-end, developing cost estimates, tracking spend and progress, and reporting variances with corrective action plans.
• Manage the change control process, assessing impacts to scope, budget, schedule, quality, and risk.
• Administer project financial workflows for purchasing, change orders, and payments in conjunction with Accounts Payable and FP&A.
• Identify project risks and develop mitigation and contingency plans, maintaining the project risk register.
• Operate within Ripple's project governance framework, maintaining documented approvals and auditable records.
• Prepare and present status updates, budget summaries, and risk assessments to internal leadership.
This role requires willingness and ability to travel domestically and internationally up to 35% of the time.
REQUIREMENTS:
• Minimum 10 years of experience managing interior tenant improvement and commercial construction projects.
• Bachelor's degree in Architecture, Engineering, Construction Management, or related field, or equivalent professional experience.
• Proven track record managing projects valued from $100K to $50MM and above.
• Demonstrated cost control experience including budget development, estimating, cost tracking, change order review and negotiation, and variance reporting.
• Working understanding of scheduling, contract administration, procurement, and project accounting.
• Experience managing architects, engineers, general contractors, and cost managers with strong bid leveling, negotiation, and contract management capabilities.
• Solid command of project management methodologies, principles, and best practices.
• Extensive knowledge of interior construction scopes and systems—millwork, finishes, lighting, AV/IT, MEP, and specialty installations.
• Ability to read and interpret architectural, MEP, and telecom drawings and specifications.
• Exceptional attention to detail for reviewing shop drawings, material samples, and installation details.
• Proven ability to manage multiple concurrent projects in ambiguous, fast-changing environments with strong prioritization and organization.
• Strong written and verbal communication and business presentation skills, with comfort presenting to senior leadership.
• Experience with project management software, construction documentation platforms, and enterprise procurement/financial systems (e.g., Oracle ERP).
• Proficiency in Google Workspace (Sheets, Docs, Slides), MS Office Suite (Excel, Word, PowerPoint), and collaboration tools (Slack, Teams).
PREFERRED QUALIFICATIONS:
• PMP, CCM, PE, MRICS, or equivalent industry certification.
• Client-side owner's representative or in-house corporate real estate experience, ideally within a workplace or real estate team at a technology, financial services, fintech, or fast-paced sector.
• Experience with international project delivery frameworks in addition to US-based methods.
• Experience working with an outsourced PMO or managed services model.
• Experience supporting due diligence, lease review, or landlord/tenant coordination processes.
