Horizon3.ai is a fast-growing cybersecurity company offering autonomous penetration testing and vulnerability assessment solutions. The company is seeking a Senior Manager of Real Estate & Workplace to lead global real estate operations and office management across an expanding footprint.
You will oversee a portfolio spanning San Francisco, Chicago, Amsterdam, Washington D.C., New York, and London, with plans for further expansion into Singapore and other markets. You'll manage a team of 3 office managers and own all aspects of real estate strategy and execution.
Key responsibilities include:
**Portfolio & Strategic Planning:** Develop and execute global real estate strategy across 6+ offices in 4+ time zones. Evaluate new market opportunities based on hiring plans and business drivers, creating financial models and implementation timelines. Forecast real estate costs, identify optimization opportunities, and maintain budget discipline. Lead end-to-end office launches from market evaluation through post-launch stabilization, including site selection, lease negotiation, buildout coordination, and vendor management.
**Leadership & Team Management:** Hire, develop, and mentor 3 regional office managers. Establish standards and frameworks for office operations, employee experience, and vendor management. Drive operational metrics and employee satisfaction. Foster cross-location collaboration while supporting local decision-making authority. Provide strategic guidance on complex operational decisions and escalations.
**Cross-functional Collaboration:** Work closely with Finance, People Operations, IT, Security, and Executive Leadership to align real estate portfolio with business strategy and support a hybrid workforce model.
You bring 8+ years of workplace management, real estate operations, or facilities leadership experience, with proven success managing multi-location real estate portfolios in fast-growing tech or professional services companies. You have deep expertise in lease negotiation, vendor management, budgeting, and financial forecasting. A bachelor's degree in business, real estate, facilities management, or related field is required.
Ideal candidates have built or led real estate operations from near-zero in scaling tech companies, bring a product mindset to operations (iterate, measure, optimize), have navigated international expansion across multiple geographies and time zones, and can influence senior leadership constructively.
The role requires approximately 15-20% travel for office launches, site visits, and management meetings. Travel is project-driven and planned in advance.
