Okta is seeking a Real Estate Portfolio Lead to join its Corporate Real Estate and Capital Projects team, reporting to the Director of Corporate Real Estate & Capital Projects. This role combines transaction management, project coordination, and advanced analytics to support Okta's global real estate portfolio and ensure physical spaces align with business needs. Key responsibilities include managing comprehensive lease transactions (acquisitions, renewals, dispositions), tracking critical dates, preparing business cases, and maintaining accurate pipeline dashboards. You will analyze portfolio metrics and maintain data integrity to support occupancy planning, long-range financial forecasting, cost evaluation, seat-sharing ratios, utilization trends, and capital project performance. The role involves coordinating small-to-medium workplace and relocation projects by developing budgets and schedules, monitoring milestones, and collaborating with cross-functional teams including Facilities, IT, Security, and HR. You will identify opportunities to streamline project delivery and optimize operations by developing standard operating procedures and supporting the rollout of corporate real estate AI platforms. Required qualifications include a bachelor's degree in Real Estate, Business, Finance, Architecture, or a related field, plus 5–8 years of direct experience in Corporate Real Estate, Transaction Management, Portfolio Operations, and Project Management. You must have a proven track record supporting lease negotiations and transactions globally, backed by strong financial and analytical capabilities. Advanced proficiency with Google Suite, executive presentation creation, and cross-functional stakeholder relationship management are essential. Desirable qualifications include previous corporate experience at a technology company, knowledge of commercial lease structures, familiarity with workplace analytics, and PMP certification. This role offers high-visibility impact as the vital link between internal leaders and external service providers, driving operational excellence and directly shaping Okta's multi-site portfolio. You will work in a fast-paced environment that empowers continuous improvement initiatives, innovative reporting tool implementation, and advancement of expertise in global corporate real estate.
