Opendoor is building the modern system of homeownership, enabling people to buy and sell homes on their own terms through an end-to-end online experience. The Portfolio Management team is core to the company's proprietary pricing engine and resale strategy. As a Portfolio Manager, you will own the P&L of a book of inventory across a multi-billion dollar portfolio. Your role is to generate alpha compared to the market by making critical pricing and resale decisions at the asset level—from determining initial listing prices to deciding when to adjust pricing, hold, deploy non-price levers, or accept resale offers. Key responsibilities include: - Interpreting diverse signals including demand metrics, buyer feedback, and market events to develop and refine strategy at both portfolio and asset levels - Understanding market nuances and responding to dynamic conditions driven by seasonality and micro/macro trends - Judging when to accept or override model-driven recommendations based on understanding the strengths and weaknesses of pricing algorithms - Prioritizing time across your book to make the right decisions on the right assets at the right time - Managing risk by using analytics to identify underperforming cohorts and course-correct them - Providing feedback that drives improvement in pricing models, algorithms, and PM tooling - Operating with obsessive attention to detail, recognizing that each home is a unique SKU and a real home where people will live This is an in-person role requiring four days per week in the office. The team values building alongside teammates in a collaborative culture. Requirements: - Experience making difficult pricing decisions in roles such as Pricing Analyst, Options Trader, Single Family Rental manager (REIT), Mortgage Credit Risk Manager, Pricing Strategist, or Real Estate Asset Manager (real estate experience not required) - Expertise in the markets in which you will operate - Proven ability to review large amounts of data and guide effective decision-making, demonstrating strong judgment in uncertain situations - Proficiency with Excel, dashboards, and AI tools (e.g., Co-pilot) for data analysis - Coachability and willingness to be trained in Opendoor pricing products and tools - Ability to prioritize workload and meet deadlines - Excellent verbal, written, and interpersonal communication skills - Strong collaboration skills with team members and portfolio stakeholders including Listing Partners, operations teams, engineers, and researchers
