AirGarage is building an operating system for parking real estate, replacing fragmented software and manual operations with a unified, data-rich platform. The company serves major real estate leaders like Hines and Greystar, as well as tech companies like Meta, and is backed by top-tier investors including Andreessen Horowitz and Founders Fund.
You will be AirGarage's first dedicated performance marketing hire, reporting to the Head of Marketing. You own paid media and campaign channels end-to-end: LinkedIn Ads, paid publications, Google Ads, and structured tests of emerging channels. Your mandate is to turn paid media into a predictable, scalable source of pipeline for a company selling to commercial real estate owners and leaders.
You're inheriting a nascent program with early signs of success but needing optimization. The company has identified that they're reaching the right accounts but not enough of the right people are taking action. You'll close that gap through fast, rigorous experiments on offers, creative, landing pages, and CTAs, then scale what works.
Key responsibilities include: owning and scaling LinkedIn Ads as a testing engine with tightly segmented ICP audiences; testing viability of new paid channels (Meta, ChatGPT, others) with structured, time-boxed experiments; maintaining and optimizing Google Ads; running paid publications and partnerships with outlets like CRE Daily and Commercial Observer; building the measurement layer in partnership with sales ops and data teams to move from first-touch to multi-touch attribution; coordinating paid campaigns as integrated plays with ABM marketers and outbound sequences; automating campaign mechanics using AI and tools like n8n; and producing your own creative using templates and AI design tools.
This is a build role at a startup. You'll work alongside a small marketing team and have access to content, tools, and lead magnets that CRE executives actually want. You'll use AI tools daily to automate reporting, creative iteration, and campaign management, freeing your time for judgment, testing strategy, and channel exploration.
The company is remote-first but expects approximately 6 weeks of travel per year for company offsites, location launches, and onboarding activities. Team members can work from anywhere within North America during the rest of the year.
REQUIREMENTS:
- Proven experience running paid B2B ad programs with pipeline accountability; ability to walk through a channel you scaled, the tests that got it there, and failures
- Deep expertise with LinkedIn Campaigns Manager: precision targeting, effective testing, understanding attribution quirks
- Rigorous testing methodology: form hypotheses, isolate variables, set success criteria before launch, kill underperforming initiatives without attachment
- Full-funnel fluency: care about post-click outcomes as much as clicks; diagnose whether problems stem from audience, creative, offer, or landing page
- Scrappy, self-sufficient approach: use templates and tools to design ads, write copy, and build campaigns; prefer testing five rough variations this week over waiting two weeks for one polished version
- Comfort with data: pull metrics yourself, report on them, explain the difference between influence and causation
- Proficiency with AI tools and willingness to build workflows with them; view AI as leverage on judgment, not replacement
- Commercial mindset: measure yourself on qualified pipeline and revenue, not vanity metrics
NICE TO HAVE:
- Experience marketing to commercial real estate, proptech, or other long-cycle B2B categories with small, high-value buyer universes
- Experience managing paid newsletter and publication partnerships
- Experience running ABM air cover and retargeting programs tied to sales team target accounts
- Early experience with ChatGPT ads or other emerging channels
NOT A FIT IF:
- You want strict 9-5 hours (company works long hours including nights and occasional weekends)
- You don't operate quickly or value iteration and experimentation
- You need a fully built playbook (this is the first performance marketing hire; you'll build the framework)
- You want to set campaigns and forget them (channels require weekly testing and refinement)
- You're uncomfortable with imperfect data (attribution is still maturing)
- You only want to run ads (role includes publication partnerships, cross-functional coordination, reporting)
- You need a large cross-functional team (marketing is lean; you're the only paid media person)
- You need a dedicated designer (you'll build creative using Claude Design, templates, and AI tools)
