SFR3 is a tech-enabled real estate investment fund acquiring over $2.5B in single-family homes by 2026. The company specializes in buying and renovating distressed homes in overlooked neighborhoods, scaling efficiently across dozens of midsized metros. In four years, SFR3 has grown to 10,000+ homes across two dozen markets. As General Manager for the Columbus, GA market, you will run a business unit covering your market(s) (typically one, occasionally two). You oversee the entire investment lifecycle from renovation through turn, ensuring every dollar delivers outsized yield. This is a hands-on, in-market role: approximately 75% of your time is spent in the field—scoping homes, performing quality control inspections, and leading training and audits—with the remaining 25% behind a desk on reporting, coordination, and administrative work. You serve as the fund's eyes and ears in your market(s). You will personally assess and scope homes, solve construction and operational problems in real-time, and drive performance across cost, quality, and speed. You are trusted to make financial calls, build the right teams, and keep your market(s) lean and profitable. Key responsibilities include: owning all turn, maintenance, and property operations across your market(s), balancing asset performance with resident experience; personally scoping homes accurately and identifying repair needs; conducting hands-on quality control in the field; eliminating backlogs with urgency; ensuring timely, high-quality completions aligned with HUD/HQS standards; evaluating and solving complex construction problems; driving efficient maintenance operations across occupied homes; and leading in-field training and audits for employees and vendor crews. You will maximize NOI on every home in your market(s), balance cost, quality, and time to deliver yield, monitor and improve overhead and margin performance, operate within overhead targets, and make sound repair-vs-replace decisions. You will use data to inform day-to-day decisions, collaborate with centralized teams and your Regional General Manager, and ensure your market(s) perform as a lean, self-contained business unit. You will lead and empower local teams, vendor crews, and market partners; identify gaps and build the bench with capable, reliable talent; and set expectations while building a culture of ownership. Performance is measured on cost-to-complete accuracy, cycle time and backlog elimination, margin and yield performance, quality outcomes and tenant satisfaction, and field execution quality across scopes, quality control, and audits. REQUIREMENTS: - Strong working knowledge of residential construction practices, renovation, and repair; able to independently assess conditions, develop or challenge scopes, and evaluate workmanship - Working familiarity with major residential mechanical systems—including HVAC, plumbing, and electrical—and the judgment to know when specialty expertise is required - Experience with residential property management, maintenance operations, and occupied-home service delivery (strongly preferred) - Strong financial and business acumen, with the ability to make practical cost/quality/speed and repair-vs-replace decisions - Proven ability to lead, motivate, and hold accountable employees, contractors, and vendor partners - High ownership mentality with the initiative to identify problems, make decisions, and drive them through resolution - Comfortable spending the majority of your week on-site—scoping, inspecting, training, and auditing work in person
