Thuma is seeking a Director of Retail Development to own the end-to-end expansion and operations of its retail footprint. This is a leadership role managing the full lifecycle of new store openings, from site selection through construction delivery and ongoing fleet maintenance. Key responsibilities include: **Program Ownership & Leadership**: Lead and develop the retail development team. Own the master schedule for all projects, establish KPIs for cost, schedule, quality, and fleet condition, and provide leadership with program-level visibility. Build playbooks, trackers, and vendor relationships that scale across new openings. **Site Due Diligence**: Conduct comprehensive physical and technical diligence on prospective locations. Lead test fits to validate space capacity for assortment, hospitality components, and back-of-house operations. Assess structural conditions, MEP/plumbing capacity, ADA compliance, and code exposure. Build construction cost and schedule estimates that feed deal models and surface economic risks before lease signing. **Design & Documentation**: Lead designers, architects, interior design, and visual merchandising partners from concept through permit and construction documents. Manage value engineering to find savings without compromising guest experience. Build and maintain a prototype kit of parts with standard details, material specifications, fixture packages, and equipment standards. Own permitting strategy across jurisdictions. **Construction & Delivery**: Own construction delivery end-to-end, including GC selection, negotiation, and management. Manage the retail development capital budget, forecasting, cost tracking, change orders, and contingency. Deliver complete, tested stores to Retail Operations and drive punch lists to closure. **Store Standards & Maintenance**: Lead the facilities program including preventive maintenance and vendor management. Define Thuma store standards, audit compliance, and close gaps. Identify root causes of recurring issues and fix them at the specification level. Support refreshes, remodels, and fleet expansions. The ideal candidate has 10+ years in retail construction or store development, with 5+ years leading a team or function. You've delivered multiple retail buildouts annually on time and budget, managed full portfolios against owned capital budgets, and led diligence that shaped deal decisions. You have executive presence, can build processes from scratch, and balance craft with schedule discipline. F&B and premium/luxury brand experience preferred. Travel 25-50% expected.
