The Air Dominance and Strike Division develops next-generation collaborative combat aircraft, advanced effects, and autonomous weapons systems.
As Strategic Real Estate Planning Lead, you will own the real estate strategy for the AD&S division, answering critical questions about space needs, type, and location across a 3-5 year horizon. This is a high-impact operational role that bridges program execution with strategic infrastructure planning.
**Core Responsibilities:**
**Optimize Current Real Estate Portfolio:**
- Establish processes and structures for raising, vetting, and validating space requests across AD&S, ensuring demand data is accurate and trustworthy.
- Pressure-test every space request against headcount plans, program schedules, and production ramps. Develop deep knowledge of each program's status, product roadmap, and facility needs at each stage (engineering/lab early, integration/test mid-stage, production at ramp).
- Match demand to supply by sizing gaps against current and committed space by site and timeframe. Work with corporate Space Planning and Strategic Real Estate teams to close gaps through reassignment, densification, site expansion, or new buildings. Own accountability for ensuring each program has space or knows when/where it will be available.
- Build and execute the sequencing plan for moves, accounting for classified/unclassified infrastructure, power/utilities, lab and production ramps, inter-program dependencies, and construction/IT lead times. Re-plan rapidly when programs slip or ramps accelerate.
**Create and Execute Longer-Term Real Estate Strategy:**
- Own the 3-5 year model of AD&S growth trajectory and work with corporate RE&F teams to justify large-scale infrastructure investments across office, industrial, classified test sites, integrated supplier locations, and related facilities.
- Develop 'build-where' strategy for complex hardware integration, considering current/future facility capabilities, talent availability by geography, and logistics/cost optimization.
- Model near-term scenarios (program slips, ramp changes, wins/losses, new sites) and their impact on space and cost, enabling rapid re-planning when conditions change.
**Requirements:**
- Bachelor's degree or equivalent experience
- 6-10 years in corporate real estate, facilities, strategy, business operations, program/operations management, or FP&A/capacity planning, with demonstrated interest in real estate/facilities and a track record enabling growth
- Some experience leading or mentoring analysts/associates
- Ability to see the big picture and apply it to day-to-day decisions; willingness to do whatever the work requires, from strategic planning to hands-on execution
- Ability to learn programs quickly (product, schedule, stage) and form views on space needs and timing; some fluency in engineering and production processes preferred
- High agency and low ego: proven ability to take ambiguous, unstructured problems with no playbook, own them, and drive to decision
- Excellent communication with demonstrated capacity to influence cross-functional teams and senior executives outside your reporting line
- Ability to travel up to 10% for site visits and stakeholder meetings
- Must be eligible to hold a US Top Secret clearance
**Preferred Skills:**
- Experience planning space through manufacturing or R&D ramps, including forecasting from incomplete data and understanding facility needs at each hardware program stage
- Experience sequencing moves/builds with many dependencies, including classified or secure space
- Strong analytical modeling in Excel, Python, or SQL; hands-on use of LLMs and modern data platforms (Palantir Foundry or similar)
