Neko Health is seeking a Real Estate Transaction Lead to own deal execution across the West region, driving the company's expansion of healthcare retail clinics. You will report directly to the Director of Real Estate, US, and serve as the first Transaction Lead on the US team—setting the standard for future regional hires covering the East and Central regions. In this high-velocity role, you will manage the full real estate transaction lifecycle: site selection and evaluation across West markets (Los Angeles, Orange County, San Francisco, San Diego, Seattle, Portland, Phoenix, Denver, Las Vegas); LOI drafting and negotiation; deal approval memo preparation; and lease execution. You will build and maintain relationships with institutional and private landlords, coordinate with tenant rep brokers across multiple markets, and work cross-functionally with Legal, Construction, Design, and Facilities to move deals from signature to buildout. You will use Neko's GIS site selection platform and lease administration system as the system of record, contributing to their rollout as the function scales. The role demands strong communication skills to represent Neko professionally with landlords while keeping internal stakeholders informed. You must be comfortable reading and pressure-testing lease terms, rent schedules, and deal economics—knowing when a deal works and when it doesn't. Neko is opening clinics at pace, scaling from a handful of sites today to dozens by 2028 and hundreds by 2030. The infrastructure and standards you build in year one will define the portfolio for the next decade. This is not a support role; your judgment is trusted, and your decisions matter immediately. Minimum qualifications: 3–7 years of real estate transaction experience, with meaningful in-house time at a healthcare, wellness, or high-growth retail company. You must have personally led deals end-to-end in competitive markets. You are a self-starter comfortable in a startup environment with real pressure, fast timelines, and limited infrastructure. Familiarity with GIS tools and lease administration platforms is a plus; willingness to learn quickly is essential. The company uses AI tools including Claude daily and expects you to do the same. West Coast location (LA or SF preferred) with reasonable travel access to covered markets is expected.
