Atoms is building Physical AI—real-world robots for industries that move civilization forward, starting with food, mining, and transport. The company integrates hardware, software, AI, operations, manufacturing, and real estate to deploy and scale autonomous systems in real environments. As a Real Estate Development Analyst, you will support the planning, permitting, and execution of Atoms' facility development projects across multiple sites. Your work spans three core areas: **Development and Execution:** You'll support due diligence, entitlement, and permitting workstreams. You'll track project schedules, action items, and milestones, flagging delays early. You'll coordinate meetings and document requests with architects, engineers, consultants, contractors, utility providers, and municipalities. You'll maintain project documentation, trackers, and data rooms, and help identify project risks with supporting analysis. **Financial and Strategic Analysis:** You'll build and update project pro formas, construction budgets, schedules, and feasibility analyses. You'll run scenario and sensitivity analyses on site selection, project scope, phasing, incentives, capital expenditures, and operating assumptions. You'll gather and organize market, cost, and site data to support underwriting. You'll prepare executive presentations, budget summaries, deal summaries, and investment committee materials, and work with the capital markets team to keep development assumptions current. **Client and Internal Support:** You'll prepare project reports and status updates for clients and internal leadership. You'll join client and consultant meetings, capture notes and action items, and drive follow-ups. You'll organize information and frame key issues for quick decision-making. You'll use AI tools and build simple automated workflows to reduce recurring admin work, such as summarizing documents, extracting data from contracts and invoices, tracking deadlines, and drafting routine communications. The role is based in Atoms' New York office with five-day-per-week onsite work. **Requirements:** - 1 to 3 years of experience in real estate development, acquisitions, appraisals, owner's representation, or a related analytical role - Bachelor's degree in Real Estate, Finance, Economics, or a related field - Working knowledge of development budgets, pro formas, and feasibility analysis - Comfort with high-volume administrative work: permit and approval tracking, document management, scheduling, invoicing coordination, and correspondence - Advanced Excel and strong PowerPoint skills - Strong organization, attention to detail, and written and verbal communication - Ability to manage multiple workstreams simultaneously, proactive approach, and openness to feedback **Strongly Preferred:** - Hands-on use of AI tools to reduce administrative work, including building automated workflows or custom AI assistants - Experience with entitlements, zoning, or permitting, or working with municipal planning and building departments - Client-facing experience and ability to represent Atoms professionally - Familiarity with the NYC market and its approval processes
