Salary: USD 550,000 - 945,000 / annual
Netflix's Corporate Legal team is seeking an experienced Director of Real Estate and Legal Affairs to lead the company's global real estate legal strategy and operations. This role sits within the Real Estate & Legal Affairs (RELA) subgroup, which manages the full lifecycle of lease acquisitions, dispositions, design and construction agreements, facilities agreements, and lease administration across Netflix's global footprint. The Director will also oversee Netflix's enterprise Environmental, Health & Safety (EHS) function, setting global governance standards and supporting environmental due diligence.
The Director will serve as a strategic partner to business units across the company, providing expert counsel on complex commercial real estate matters including corporate office and studio leases, property acquisitions, construction contracts, and site development. Key responsibilities include negotiating and drafting sophisticated real estate agreements; advising on zoning, entitlements, and environmental compliance; assessing legal and operational risks for global expansion and new studio developments; leading real estate due diligence for M&A and corporate development initiatives; managing the global real estate portfolio including landlord-tenant disputes and renewals; overseeing external real estate counsel; and monitoring global land use regulations and emerging trends.
The ideal candidate brings 15+ years of deep commercial real estate experience, ideally combining top-tier law firm and in-house backgrounds. Required qualifications include a JD from an accredited law school, bar admission in at least one U.S. jurisdiction, and deep knowledge of U.S. real estate law with exposure to international property regimes (EMEA, APAC, LATAM). Experience with redevelopment projects, zoning, permits, and governmental entitlements is highly valued. The role demands exceptional negotiation skills, ability to communicate complex legal concepts to diverse audiences, strong cross-functional partnership capabilities, and business pragmatism in a fast-moving technology and entertainment environment. The position reports to the VP, Real Estate & Legal Affairs and is based in Los Angeles or New York.
