Crusoe is a vertically integrated AI infrastructure company building the next generation of AI-optimized data centers powered by energy-first solutions. The company designs, builds, and operates the complete stack from energy generation through cloud services.
You will serve as Director of Real Estate Finance, owning the financial strategy and execution for all land acquisitions, ground leases, and real estate transactions supporting Crusoe's multi-GW data center campus pipeline across the US. This is a high-ownership, hands-on role requiring fluency across deal due diligence, financial modeling, commercial structuring, and long-term asset lifecycle management.
Key responsibilities include:
**Due Diligence & Analysis**: Lead financial evaluation of prospective land acquisitions and ground leases, assessing cost basis, tax implications, entitlement risk, and site-level economics. Build comprehensive financial models incorporating acquisition costs, lease economics, property taxes, and incentive valuations. Partner with Legal, Real Estate, Power, and Environmental teams to evaluate title, zoning, utility access, and other factors affecting deal viability and financing.
**Commercial Structuring**: Advise on and negotiate land purchase agreements, ground leases, option agreements, and related instruments to optimize financeability and align with Crusoe's return requirements. Work with capital markets and project finance teams to structure deals (ownership vs. lease) that maximize debt capacity and investor appeal. Support negotiation of economic development incentives, tax abatements, and PILOT agreements with state and local governments.
**Portfolio & Lifecycle Management**: Own ongoing financial tracking of each land and real estate asset from acquisition through construction, operations, and eventual disposition or refinancing. Maintain portfolio-level visibility of lease obligations, payment schedules, escalators, renewal and purchase options. Ensure accurate reflection in forecasts and financial reporting. Partner with Accounting on proper treatment of land, leases under ASC 842, and related capital costs.
**Cross-Functional Leadership**: Serve as the finance point of contact for Real Estate, Development, Power, Legal, and Project Finance teams. Provide financial analysis and materials for board, investor, and lender due diligence. Build scalable processes and tools to support Crusoe's expanding land portfolio across multiple simultaneous campus developments.
You bring 8+ years of real estate finance, land acquisition, project finance, or corporate development experience, ideally in data centers, energy, industrial, or infrastructure sectors. You have demonstrated success leading financial due diligence on land and real estate transactions, with working knowledge of ground leases, purchase options, easements, and economic development incentive structures. You understand how real estate structures interact with project financing and can partner effectively with capital markets teams. You are a strong financial modeler comfortable building models under time pressure, have managed asset portfolios over multi-year lifecycles, and excel at cross-functional collaboration and negotiation. Bachelor's degree required; MBA, JD, or equivalent preferred.
