Fluidstack is building civilization-scale AI compute infrastructure, acquiring power, designing and operating data centers at unprecedented speed and scale. The company's mission is to ensure frontier AI compute is deployed in alignment with human freedom and choice.
The Construction Team is responsible for delivering gigawatts of compute infrastructure faster than anyone else, rethinking traditional construction management to handle multiple large-scale data center buildouts simultaneously. This role sits at the intersection of technical due diligence, project management, and commercial negotiation.
As Development Manager, you will:
- Run technical due diligence on every site from acquisition handoff through break ground, directing environmental and civil engineers through environmental site assessments, land and boundary surveys, and traffic impact studies.
- Make go/no-go decisions on site viability: assess buildability, timeline feasibility, budget alignment, and identify deal-killers or permanent risks before transaction.
- Negotiate and organize contracts directly, owning risk-profile decisions and removing major commercial items from leadership's plate.
- Bring on civil engineers, architects, and general contractors; own master budgets, milestone schedules, and floor access dates across five or more concurrent sites.
- Operate with full autonomy, taking on scope end-to-end without permission, driving everything forward with insane urgency.
- Challenge assumptions from first principles, strip out unnecessary process and administrative drag, and solve real problems to beat goals.
Fluidstack operates with a culture of radical autonomy ("be a barrel"), first-principles reasoning, and intense focus on problems that matter. The frontier of AI infrastructure is described as the most interesting problem of our time.
REQUIREMENTS:
- Demonstrated experience personally running technical due diligence on land, from site identification through break ground, with ability to articulate what you did at each step.
- Experience directing environmental and civil engineers and reading traffic impact studies closely enough to challenge them.
- Track record of deciding what kills a deal versus acceptable risk, and communicating site viability to leadership.
- Direct experience negotiating or organizing contracts.
- Proven ability to run multiple projects simultaneously and bring leadership clear decisions.
- Bonus qualifications: owner-side land development (greenfield industrial, commercial, energy); hyperscale data center development or pre-construction; utility and mineral rights diligence (water, power, interconnection); modular or prefabricated delivery experience.
