Salary: CAD 70,000 - 90,000 / annual

Altus Group's Development Advisory division is hiring a Cost Consultant to join the loan monitoring team in downtown Toronto. This role bridges lenders and developers, ensuring rigorous oversight of construction projects from feasibility through completion. You will review and verify all project documentation and contracts, establish and maintain project budgets, track costs to date and forecast costs to completion, and deliver monthly reporting to lenders. Key responsibilities include monthly site visits to assess contractor progress, pre-development feasibility analysis, development schedule reviews, cash flow projections, equity contribution verification, and construction contract reviews to mitigate completion risks. You'll process payment certifications under construction contracts in compliance with Provincial Lien Act requirements, manage insured deposit advances, and review material financial documentation. The role demands strong project management across multiple concurrent initiatives, with direct accountability for risk identification and lender communication. Required qualifications: Bachelor's degree in Construction Management, Quantity Surveying, Civil/Structural Engineering, Building Science, or related field. 2–5 years of experience in loan monitoring and/or project monitoring. Strong grasp of RICS Project Monitoring guidelines, construction estimates, development schedules, and the construction industry ecosystem (development, contracting, consulting). Working knowledge of Provincial Lien Act, CIQS standard method of measurement, and CCDC standard contract conditions. Superior communication and time management skills. Assets include LEED, RICS, or PQS certification.
