Opendoor is building a modern homeownership platform and is launching a new mortgage lending business. As Compliance Manager for Mortgage, you will own regulatory compliance across a multi-state mortgage operation from the ground up—a foundational hire reporting to the Legal team. You will be responsible for building and managing compliance infrastructure while working closely with mortgage operations, licensing, and business leadership. Key responsibilities include: • Owning and administering the Compliance Management System (CMS), including policy development, training programs, and complaint management • Managing multi-state NMLS licensing for the entity and individual loan originators across 47+ states, including applications, amendments, renewals, and surety bond management • Preparing and submitting regulatory filings such as HMDA LAR submissions, NMLS Mortgage Call Reports (MCR), and state-specific periodic reports • Resolving day-to-day loan-level compliance issues in a fast-paced origination environment, providing actionable guidance to operations • Leading preparation for and managing regulatory examinations, from document gathering through remediation • Tracking and implementing regulatory changes to ensure proactive business adaptation • Managing BSA/AML compliance program requirements, including SAR and CTR filing obligations, and serving as AML Compliance Officer • Supporting compliance needs for title and escrow operations as the business scales • Partnering with legal, operations, and technology teams to find creative, compliant solutions that enable rapid business growth within regulatory guardrails This role requires strong regulatory judgment in a fast-moving, evolving environment. You will apply expertise in mortgage lending regulations, multi-state licensing, and financial services compliance to build systems and processes that scale.
