Anduril Industries, a defense technology company, is seeking a Portfolio Planning & Strategy Lead to own the real estate planning process for its 10M sq ft global portfolio of R&D labs, manufacturing hubs, and offices. Reporting to the Director of Strategic Real Estate, you will translate headcount plans, program schedules, and portfolio data into demand and supply forecasts, measure portfolio utilization efficiency, and present strategic recommendations to division leaders and the C-suite. Key responsibilities include: • Own the quarterly real estate planning cycle end-to-end: gather headcount and program plans from Finance, Corporate Operations, and business divisions; reconcile competing plans into unified demand views by division, workforce type, and region; publish 5–10 year outlooks; and track plan vs. actual across forecast versions. • Forecast seat, office, R&D, and production space demand against current and committed supply. Quantify gaps by market and year. Model scenarios (growth, program wins/losses, M&A, relocations, divestitures) and their OpEx and CapEx impact. • Define and track portfolio efficiency metrics: SF per head, seat ratios, utilization, cost per seat, and production space relative to output. Benchmark against peers and translate findings into recommendations for consolidation, densification, lease restructuring, or expansion. • Collaborate with Talent, People, and division leaders to understand hiring velocity, workforce mix (engineering, production, G&A), in-office patterns, and talent markets. Translate insights into location strategy, market selection, and site timing. • Build and present decision materials for C-suite and division leaders: quarterly business reviews, expansion analyses, and leadership briefings. Lead with answers, show the math, and stand behind numbers. • Maintain and extend the planning data pipeline and models using Palantir Foundry, Python/SQL, and version-controlled datasets with automated validation. Use LLM-based agents to automate data extraction, reconciliation, analysis, and presentation production. This is a hands-on senior role suited for someone who builds their own models, works from incomplete and inconsistent data, and combines real estate and financial judgment with a builder's instinct and tech-forward problem-solving approach. Qualifications and Requirements: • Bachelor's degree in Real Estate, Finance, Economics, Business Administration, Data/Information Science, Urban Planning, Engineering, or related field. • Minimum 5 years of experience in strategic real estate planning, corporate portfolio strategy, FP&A, capacity or workforce planning, real estate investing (equity or credit), development, or corporate development, including experience leading or mentoring analysts/associates. • Strong financial and analytical modeling skills; you build your own models in Excel, Python, or SQL and can defend every number. • Hands-on use of LLMs and modern data platforms (Palantir Foundry, Databricks, Snowflake, dbt, or similar) in current work. • Excellent communication with demonstrated capacity to influence cross-functional teams and senior executives. • Ability to travel up to 10% for site visits, stakeholder meetings, and industry events. • U.S. citizenship required; eligibility for security clearance preferred. Preferred Skills: • Experience forecasting space for manufacturing, R&D, or other capital-intensive operations, not only office. • Track record of building forecasts from incomplete or conflicting plan data and explaining to leadership why numbers changed. • Experience planning around M&A integration, relocations, or consolidations. • Background in defense, aerospace, or another fast-growing hardware company.
