Pippin Title is a venture-backed real estate technology startup modernizing title search services across the United States. The company provides nationwide, comprehensive, technology-driven title search services to title insurance companies, property developers, and financial institutions. Pippin operates a proprietary cloud-based software platform that streamlines workflows and accelerates the real estate closing process. In this Senior Residential Title Specialist role, you will perform and review complex residential title searches, including full chain-of-title research using online county records, title plants, public records, and local abstractor resources. Your responsibilities include analyzing chains of title, preparing and reviewing complete title reports, and verifying ownership, encumbrances, legal descriptions, vesting, and all relevant parties associated with properties. You will review and interpret a wide range of title-related documents including deeds, deeds of trust, mortgages, liens, judgments, probate proceedings, easements, rights-of-way, plats, and maps. You'll ensure all required documents are identified, correctly attached, and presented in proper order, and accurately summarize recorded documents and court proceedings affecting title. A key aspect of this role is identifying clouds on title, restrictions, adverse matters, breaks in the chain, and other issues that may affect property ownership, transfer, sale, or use. You will research and resolve discrepancies or incomplete findings, handle searches returned for correction, and conduct final quality reviews of title searches before completion and delivery. This is a fully remote position operating during EST hours, with equipment provided upon conversion to full-time W-2 employment. You'll have exposure to nationwide commercial title search work across different states, counties, and property types, where your accuracy and title search expertise directly contribute to client success. REQUIREMENTS: • 9+ years of residential title search/title examination experience in the United States • Extensive hands-on experience independently performing and completing title searches • Experience in any U.S. state; multi-state title search experience is a strong plus • Strong knowledge of chain of title, vesting, property ownership, encumbrances, and title search terminology • Extensive experience researching and interpreting deeds, mortgages, liens, judgments, probate records, easements, rights-of-way, plats, maps, and other recorded documents • Proven ability to identify clouds or defects in title and determine whether recorded documents apply to the subject property • Ability to work independently on complex title searches while maintaining high accuracy and attention to detail
