Crusoe is seeking a Senior Director of Portfolio Management to lead strategy, execution, and financial management of its global real estate portfolio spanning corporate offices, manufacturing facilities, and data centers across San Francisco, Denver, London, Tel Aviv, Bellevue, and beyond.
Reporting to the VP of DIG Operations, you will be the critical strategic partner aligning real estate decisions with business growth, headcount planning, employee experience, and financial objectives. You'll own the full lifecycle of the lease portfolio—from strategy and site selection through transaction execution, financial analysis, and ongoing compliance management.
Key responsibilities include:
• Portfolio Strategy: Translate hiring forecasts and capacity plans into real estate recommendations; evaluate expansion, consolidation, renewal, and exit opportunities across global markets.
• Lease Portfolio Management: Maintain the master lease abstract database tracking critical dates, terms, options, renewal windows, and obligations across all locations.
• Lease Review & Abstracting: Lead comprehensive lease review for office, manufacturing, data center, and cloud colocation agreements, standardizing key business, financial, and legal terms.
• Transaction Execution: Manage end-to-end real estate transactions—new leases, renewals, subleases, expansions, contractions, and terminations—in partnership with brokers and legal counsel.
• Data Center & Colocation Management: Oversee cloud colocation and data center leases, including power/capacity commitments, SLAs, interconnection terms, and hyperscaler administration.
• Critical Date Management: Track and manage all lease milestones—notice periods, renewal options, rent escalations, expansion windows, and compliance deadlines.
• Financial Analysis: Build cash flow models, occupancy cost analyses, rent schedules, and CAM reconciliations to support executive decision-making.
• Executive Reporting: Prepare business cases, portfolio updates, and presentations translating complex lease data into actionable recommendations.
• Stakeholder Coordination: Serve as primary contact between Workplace, Finance, Legal, Procurement, Data Center Operations, and site leadership.
• Broker Management: Lead negotiations and transaction strategy with Crusoe's global brokerage partner, driving favorable outcomes.
• Compliance & Risk: Track insurance, permits, certificates of occupancy, and lease obligations; manage audits and mitigate portfolio risks.
• Site Selection: Partner on new market evaluations, including market analysis, site tours, and financial comparisons.
• Systems & Process Improvement: Evaluate and implement global lease administration platforms; continuously improve reporting and workflows.
