The Leasing Manager will lead a team of leasing specialists to execute the leasing strategy for a residential property, maximizing rental income and occupancy. This role serves as the primary point of contact for all resident lifecycle events—renewals, transfers, move-ins, and move-outs—and ensures meticulous record-keeping of executed leases and rental items.
Key responsibilities include:
- Managing daily leasing activity and performing general leasing duties (tours, lease execution, prospect communication) as needed
- Partnering with the Community Manager and Asset Manager weekly to set rental rates and concessions for both renewals and new leases
- Conducting local market research to understand property conditions, competitive rental rates, concessions, occupancy, and leased percentages
- Maintaining deep knowledge of rental applications, lease agreements, rules and regulations, and state/local ordinances to educate residents
- Overseeing resident relations programs, including monthly events, social media content, survey responses, and online reputation management
- Building relationships with major corporations, local businesses, and preferred employers to maintain competitive positioning
- Supporting the Community Manager in property maintenance, curb appeal, and inspection compliance
- Executing a resident retention plan by contacting lease renewals 90–60 days in advance
- Adhering to reporting schedules for management, equity partners, and lenders
- Responding to emails and communications in a timely, professional manner
Requirements:
- Bachelor's degree or equivalent work experience preferred
- 3+ years of experience as a Class A multifamily high-rise Leasing Manager, OR 5+ years of experience in multifamily high-rise leasing
- Excellent verbal and written communication skills
- Basic knowledge of Google Workspace and Microsoft Office (Word, Excel)
- Familiarity with Yardi and Blue Moon property management software preferred
