xAI is seeking an experienced Facilities Operations Project Manager to lead mission-critical facilities work across Southaven and Memphis sites. You will serve as a key on-site leader, bringing technical credibility and engineering expertise to fast-paced, high-impact work in technically advanced facilities.
You will own a diverse project portfolio including retrofits, upgrades, activations, vendor-led maintenance projects, and facilities work that must integrate seamlessly into operating plants. Your responsibilities span end-to-end project execution from scoping and planning through installation, commissioning, and handover into day-to-day operations.
Key responsibilities include:
- Act as the facilities operations project representative for both sites, managing relationships with contractors, vendors, partners, and internal stakeholders
- Oversee execution of site improvement, retrofit, and activation projects involving mechanical/HVAC, electrical, compressed air, plumbing, and related campus systems
- Coordinate multiple vendors and trade partners, ensuring seamless communication between field teams, facilities supervisors, technicians, engineering disciplines, and technical stakeholders
- Proactively identify and mitigate risks to ensure high-quality delivery, safety, schedule adherence, and operational readiness on a live campus
- Drive project progress, resolve roadblocks, and keep complex multi-phase timelines on track while minimizing disruption to ongoing operations
- Create and align facilities project schedules with xAI's broader infrastructure and AI supercomputing goals through cross-functional collaboration
- Partner with construction, engineering, and commissioning teams to transition work from build into operations and resolve technical issues efficiently
- Deliver regular updates using well-designed KPIs, dashboards, and reports for internal and external stakeholders
- Perform quantity take-offs, field verifications, and progress monitoring to support accurate forecasting and reporting
- Manage change orders and identify value-engineered solutions to minimize unnecessary changes and control costs
- Manage vendor and contractor finances in coordination with company buyers and accounts payable
- Lead site safety initiatives on facilities project work, applying xAI safety procedures and ensuring no unsafe work is performed
- Understand mechanical and facilities equipment such as chilled water systems, boilers, VFDs, pumps, PLCs, condensers, split systems, air compressors, dust collectors, and backflow preventers to scope, sequence, and accept project work
- Adapt to evolving needs and support cross-functional partners as required
The role requires flexibility, including evenings, weekends, and 24/7 on-call support for emergencies and critical facility issues. You will work in an environment with exposure to noise, operating equipment, and construction or maintenance activity, and must be able to lift 25+ pounds.
QUALIFICATIONS:
Basic Requirements:
- Bachelor's degree
- 5+ years of experience managing facilities operations or infrastructure projects
Preferred Skills and Experience:
- Demonstrated success leading on-site project teams with authority and building trust with vendors, partners, and technical stakeholders
- Experience managing programs involving multiple vendors, dynamic priorities, and complex coordination in an operating facility
- Previous experience in data center, hyperscale, or industrial facilities operations (not greenfield construction as primary background)
- Knowledge of building management and automated facilities monitoring systems such as HVAC systems, fluid plumbing systems, generators, compressed air systems, or fuel storage systems
- Experience with commissioning, MEP systems, or site development for technical facilities
- Experience managing budgets and third-party vendors; experience negotiating contracts and comparing service costs
- Experience with asset management/CMMS software and construction or project management tools (Procore, Primavera P6, Bluebeam, etc.)
- Proficiency in Microsoft applications (Excel, Outlook, Word, PowerPoint)
- Ability to work independently with little direction, meet deadlines in a fast-paced environment, and anticipate needs with innovative solutions
