Splash Financial, a Cleveland-based fintech company founded in 2013, is seeking a HELOC Closing & Delivery Manager to manage day-to-day closing and investor delivery operations for its new HELOC lending platform. The company has refinanced $6+ billion in loans through a network of credit union and bank partners and has raised over $135 million from investors including DST Global, Citi Ventures, and Northwestern Mutual Future Ventures. This individual contributor role reports to the Director of HELOC Operations and serves as the primary point of contact for borrowers, settlement agents, and investor partners from clear-to-close through loan sale. The position offers an opportunity to help establish and document workflows as the program grows, with potential to lead a closing team as origination volume increases. Key responsibilities include: **Process Documentation & Improvement:** Develop and document HELOC closing and investor-delivery checklists, LOS workflows, remote online notarization (RON) and eClosing procedures, and quality-control standards. Identify recurring issues in the closing-to-sale process and recommend improvements. **Pre-Closing File Review:** Review HELOC files following credit approval to confirm prior-to-closing conditions, disclosures, and closing documents are complete and consistent with program and investor guidelines. Review title commitments, lien searches, payoff statements, and subordination agreements. Confirm collateral and insurance requirements, including property valuation, flood zone determination, and hazard insurance. Enter and validate loan data in the LOS and integrated document platforms to generate accurate closing documents. **Closing Coordination:** Coordinate with settlement agents, borrowers, and investors to schedule and complete in-person, hybrid, and RON eClosings. Serve as the borrower's primary point of contact from clear-to-close through funding, explaining processes and responding to questions. Work with underwriting, processing, servicing, and external partners to resolve routine issues. **Funding:** Review executed closing packages for completeness and accuracy. Confirm prior-to-funding conditions are satisfied and any applicable rescission period has expired before authorizing disbursement. Follow funding controls, including independent call-back verification of settlement agent wire instructions and reconciliation of funding amounts. **Post-Closing & Investor Delivery:** Coordinate the transition of closed HELOC loans into the investor sale and delivery pipeline. Track recording of security instruments and collateral file delivery. Prepare and submit investor delivery packages in accordance with investor and program requirements. Serve as the day-to-day contact for investor counterparts. **Pipeline & Quality Management:** Manage an assigned pipeline of HELOC files from post-approval through investor sale, meeting closing and delivery deadlines. Maintain organized, accurate files in accordance with company policy and information security standards. Provide files and information for quality control, internal audit, and regulatory examination requests. Help develop training materials for future closing staff. The role is remote with a requirement for 1–4 days per month in the downtown Cleveland office to support operational processes. Splash is remote-first and operates with a startup mentality despite being in business since 2013. **Requirements:** - Associate's or bachelor's degree, or equivalent work experience - At least 2 years of experience in mortgage or HELOC closing, post-closing, or loan delivery operations - Working knowledge of the HELOC or home equity lending lifecycle, including lien position, subordination, rescission, and investor delivery requirements - Experience reviewing loan files and closing documents for accuracy and resolving discrepancies using established guidelines - Experience with a loan origination system (Vesta experience is a plus) - Familiarity with eClosing, e-signature, and RON platforms (DocMagic experience is a plus) - Ability to independently manage multiple files, prioritize deadlines, and know when to escalate exceptions - Strong attention to detail and sound judgment when handling borrower information, closing documents, and funding instructions - Clear written and verbal communication skills and ability to work directly with borrowers, settlement agents, investors, and internal partners - Ability to maintain confidentiality when handling sensitive borrower and financial information - Familiarity with applicable federal and state home equity lending requirements - NMLS licensure is not required **Nice to Have:** - Experience helping document or improve closing processes in a new product line or growing lending operation - Experience at a HELOC-focused or home equity lender - Familiarity with eNotes, eVaults, and investor loan sale or delivery processes - Experience training or mentoring closing or processing staff, or interest in growing into a people-management role as the team scales
