AirGarage is digitizing the parking real estate market by replacing fragmented software and manual operations with a unified, data-rich operating system. The company serves major real estate partners like Hines and Greystar, as well as tech companies like Meta, delivering 20-50%+ revenue increases through dynamic pricing, license plate recognition, enforcement, and real-time analytics. As City Operations Manager for Seattle, you will own operational and financial performance across the city's parking portfolio. You are the primary point of accountability for facility performance, balancing field execution with analytical decision-making. This is a highly cross-functional role requiring partnership with Sales, Product, and Partner Success teams. Key Responsibilities: Pricing & Revenue Management: Develop and iterate dynamic pricing strategies, evaluate competitor rates, identify revenue opportunities through business development (including direct outreach to local businesses), and monitor event-based pricing across all locations. Operational Execution: Ensure facilities maintain high standards through vendor management (cleaning, maintenance, WiFi installation, etc.). Own the physical appearance and day-to-day operations of all parking facilities in the region. Proactively identify and resolve performance issues. Manage enterprise event rentals and lot closures. Enforcement Optimization: Manage the Space Force (contract and employee enforcement fleet). Create and manage schedules for part-time enforcement staff. Grow and develop the part-time enforcement program to optimize revenue. You will move seamlessly between site visits, vendor negotiations, and revenue optimization models. The role requires proactive problem-solving, resourcefulness in managing competing priorities, and data-driven decision-making. You'll work closely with regional leadership to ensure every facility performs at peak efficiency. Physical Demands: Willingness to work in all weather conditions (heat, wind, snow, rain). Ability to lift, push, and pull at least 25 pounds. Ability to stand and walk for extended periods. Facilities operate 24/7, requiring schedule flexibility.
