Setpoint provides operational infrastructure for credit relationships between major banks, credit funds, and capital markets participants. As Project Lead for Consumer Diligence, you will own third-party review (TPR) engagements end-to-end, performing loan-level credit analysis on non-QM consumer files. Your responsibilities span two core areas: Credit Review: Conduct detailed loan-level reviews covering income (including alternative documentation like bank statements and P&L), assets, liabilities, credit, and collateral/valuation. Make and defend exception decisions with supporting compensating factors. Interpret client scope and guidelines against investor requirements. Resolve files falling outside guidelines and escalations from reviewers. Maintain consistent grading across loan pools and identify systemic issues. Client Delivery: Run engagements end-to-end from scope translation through delivery on quantity, quality, and SLA. Communicate findings and exception/defect results to client satisfaction. Write exception and audit responses when challenged. Serve as primary client contact, managing timelines with clients and internal operations, product, and compliance teams. Provide honest status updates to the GM. You'll join early enough to shape Setpoint's AI-assisted platform, which already delivers roughly 20x efficiency gains for underwriters. You'll have direct access to the platform-building team, so inefficiencies you encounter become opportunities to improve the system rather than workarounds to manage. Required: 7+ years residential mortgage credit experience with meaningful TPR or loan-level due diligence background. Recent hands-on non-QM underwriting (graded files yourself within the last year, not just overseen others). Ability to make and defend exception decisions to clients or rating agencies, including complex income analysis and valuation review. Direct experience communicating findings and handling client pushback. Working knowledge of consumer compliance (high-cost tests, product-specific disclosures). Ability to meet SLAs without compromising quality. Strong pluses: Agency, non-QM securitization, and whole-loan review experience; familiarity with rating agency expectations; ComplianceEase or comparable compliance engine experience; knowledge of agency guidelines (Fannie/Freddie/Ginnie) and non-QM documentation types.
