OpenAI's Site Readiness & Development team is seeking a NeoCloud & Colo Due Diligence Lead to evaluate third-party infrastructure opportunities for AI deployment. This senior individual contributor role focuses on assessing facility and deployment readiness across colocation, NeoCloud, and BTS (Build-to-Suit) structures—distinct from greenfield land development. You will lead comprehensive technical and operational diligence on third-party infrastructure, evaluating each opportunity against OpenAI's facility, rack, power, network, reliability, and operational standards. Key responsibilities include assessing MEP (mechanical, electrical, plumbing) readiness, rack deployment strategy, power deliverability, schedule credibility, and developer/operator capability. You'll identify material deficiencies, work with developers and operators to define remediation plans, and produce go/no-go recommendations for commercial and deployment stakeholders. The role requires deep expertise in data center technical requirements: structured cabling, network deployment, high-density rack support, commissioning/validation readiness, and AHJ/code compliance. You'll translate complex technical findings into clear commercial, schedule, and execution risk assessments, coordinate cross-functional diligence with engineering, operations, procurement, legal, and finance teams, and build repeatable evaluation frameworks for scaling third-party infrastructure assessment. This is an individual contributor lead role with no direct reports initially, but significant influence across the organization. You'll work on critical infrastructure decisions that directly support OpenAI's AI deployment roadmap.
