The Nuclear Company is a Series A AI-enabled startup pioneering fleet-scale nuclear reactor development through a design-once, build-many model. The Land Specialist secures land and land rights for nuclear development projects from early feasibility (FEL 0) through advanced development (FEL 3).
The role owns the complete land workstream for assigned projects: defining land requirements based on technology parameters and hazard standoff envelopes, engaging landowners, securing access and control instruments, resolving title and mineral interests, and closing acquisitions ahead of final investment decision (FID). The specialist is responsible for achieving and maintaining site control as defined by interconnection providers, the NRC, and project financing partners.
Key responsibilities include translating technology requirements into stated land needs (minimum viable and target footprints), maintaining detailed parcel registers tracking ownership, tenancy, and encumbrances, and leading landowner engagement to negotiate options, leases, easements, and purchase agreements. The role manages access instruments for both non-invasive entry and invasive work (geotechnical, environmental, meteorological tower), oversees title examination and ALTA/NSPS surveys, and resolves mineral severance issues through acquisition, waiver, or non-disturbance agreements.
The specialist inventories all roads, railways, pipelines, and utilities on or adjacent to sites, determines their legal status, and secures emergency traffic control arrangements required by NRC licensing. Additional responsibilities include acquiring corridor rights for interconnection, water systems, heavy haul, barge landing, and rail spurs (including USACE and railroad crossing consents), securing offsite construction land for laydown and assembly, and delivering land deliverables at project gates with control sufficiency reporting.
