Triumph is a high-growth consumer platform in gaming, finance, and collectibles. As Head of Real Estate & Facilities, you'll own the physical infrastructure supporting the company's operations. Every transaction in the app is backed by real inventory that must be stored, sorted, and shipped—currently from a single site with rapidly climbing volume.
You'll lead the expansion of Triumph's real estate footprint across the West Coast and East Coast over the next several years, managing both leased and purchased facilities. This is a hands-on builder role where you'll be directly involved in every phase: site selection and market analysis, broker and landlord negotiations, lease and purchase agreements, facility design and layout optimization, and construction management from empty space to operational facility.
Key responsibilities include owning site selection across both coasts through market research and broker relationships; leading lease and purchase negotiations end-to-end with legal and finance support; designing floor layouts for receiving, storage, sorting, packing, and shipping workflows; managing buildouts including contractor selection, permitting, inspections, and budget/schedule control; coordinating with operations, security, and IT for day-one readiness; standing up overflow capacity quickly when volume demands it; managing the existing portfolio including landlord relationships and lease renewals; and building standardized playbooks for future site openings.
You'll report to the Senior Director of Operations and have full support from the operations team. Travel to sites in progress is regular. The role is based in Mountain View with one day per week at Triumph's San Francisco headquarters (Levi's Plaza).
Required: 7+ years in industrial or corporate real estate or construction project management with direct warehouse/fulfillment experience; track record of taking multiple sites from search through occupancy (both leases and purchases); hands-on general contractor and buildout management; comfort working with legal counsel on agreements; financial modeling rigor for lease vs. buy decisions and buildout budgets; and ability to own functions end-to-end without a pre-built playbook.
Preferred: existing broker/landlord network in Bay Area industrial or major East Coast logistics markets; experience opening space under time pressure; daily fluency with AI tools.
