Salary: USD 158,000 - 271,000 / annual
Cloudflare's Data Center Strategy team is seeking a site-selection manager to lead the acquisition and execution of megawatt-scale data center sites globally. This role owns the full lifecycle of site selection, from pipeline development through lease execution and operational handoff.
You will identify and underwrite candidate sites, managing technical and commercial diligence across multiple concurrent projects. The role requires deep expertise in power availability and energization timelines, electrical topology, cooling infrastructure (including liquid cooling), fiber diversity, permitting, and network latency. You will negotiate complex commercial structures including NNN (triple-net) leases, modified gross, FRI, wholesale dedicated-room, powered shell, build-to-suit, and sale-leaseback arrangements.
Key responsibilities include:
- Building and maintaining a pipeline of MW-scale sites by engaging developers, landlords, wholesale operators, power developers, and utilities
- Leading technical diligence on power, electrical systems, cooling, fiber, PUE, geotechnical factors, permitting, and commissioning
- Running deal processes from long-list through RFP, site visits, LOI, lease negotiation, and signature across multiple deal structures (campuses, dedicated buildings, dedicated halls, core expansions, build-to-suit)
- Negotiating commercial terms including $/kW-month, NRC/MRC, escalators, PUE guarantees, delay credits, SLAs, ramp schedules, expansion rights, ROFR, and renewal terms
- Building TCO, cost-per-MW, and NPV analyses for capital requests to leadership
- Collaborating with legal, operations, capacity planning, network strategy, energy, and security teams on requirements and delivery
- Managing landlord relationships, including QBRs and executive representation at industry events
- Overseeing data center budget tracking, rent invoicing, and NNN recovery verification
- Travel approximately 30% as needed
Requirements:
- 10+ years of experience selecting or leasing hyperscale or wholesale data centers, or planning MW-scale infrastructure at a cloud, internet, content, or colocation company
- Demonstrated track record closing NNN/triple-net leases as tenant or buy-side advisor, or equivalent wholesale structures (modified gross, FRI, dedicated-hall, powered shell). Colo order forms and rack-level MRC do not qualify.
- Ability to underwrite $/kW-month, $/MW, escalators, OpEx passthrough, tenant improvement/work letters, TCO, and lease NPV, and present findings to leadership
- Experience leading technical diligence on candidate sites (power, electrical topology, cooling, fiber, PUE, commissioning), not just commercial terms
- Working knowledge of utility interconnection and substation timelines
- Capability to manage multiple site processes simultaneously across time zones with incomplete information
- Experience taking a campus or build-to-suit lease from LOI to execution
- Willingness to travel approximately 30%
- International deal experience preferred
- Bachelor's degree or equivalent experience required

- Sale-leaseback, joint venture, or PPA/power-procurement experience
- Existing relationships with developers, wholesale operators, brokers, or utilities
- High-density or liquid-cooling site expertise
- Network knowledge (fiber diversity, latency, MMR)
