Sciforium is an AI infrastructure company developing next-generation multimodal AI models and a proprietary high-efficiency serving platform, backed by multi-million-dollar funding and direct AMD sponsorship. The company is scaling rapidly to build the full stack powering frontier AI models and real-time applications.
You will own data center capacity end-to-end, from sourcing space and power to delivering operational facilities ready for GPU deployment. This is a high-impact role requiring you to source candidate sites through brokers and landlords nationwide, run technical and commercial diligence, negotiate leases, and coordinate facility readiness across multiple workstreams.
Key responsibilities include building and managing a nationwide network of commercial real estate brokers and landlords to source space-and-power opportunities (powered shell, industrial conversions, existing data center capacity). You will travel extensively across the United States to tour candidate facilities, lead on-site diligence and inspections, and negotiate commercial terms end-to-end including LOIs, term sheets, and lease agreements with landlords, working alongside legal counsel and finance on rent structure, tenant improvements, power terms, and expansion rights.
You will run technical diligence on candidate sites covering utility capacity and interconnection status, electrical infrastructure (transformers, medium-voltage step-down, switchgear, busways, PDUs, UPS, generators), cooling and water availability, structural and floor loading, fiber connectivity, zoning and permitting posture, and expansion potential. You will coordinate with OEM and hardware partners to validate that target facilities meet future deployment requirements before commitment.
Facility conversion and build execution responsibilities include coordinating directly with electrical infrastructure partners on power distribution and cooling build-out scope, scoping and managing facility improvement projects with general contractors and engineering firms, owning permitting and AHJ coordination, driving design and engineering review cycles, coordinating procurement of long-lead equipment, managing relationships with server/GPU hardware vendors, and managing the master project schedule across parallel tracks and sites.
You will serve as the primary point of contact for all external partners (brokers, landlords, electrical infrastructure partners, engineering firms, contractors, utilities, hardware vendors) and internal stakeholders, tracking and reporting pipeline and project status, risks, and decisions needed to leadership on a regular cadence.
