Salary: USD 200,000 - 225,000 / annual
Oklo is seeking a Senior Counsel, Real Estate to lead real estate legal matters across the company's advanced fission power plant development and nuclear fuel recycling initiatives. This role reports to the Associate General Counsel & Assistant Secretary and is ideal for a mid-level real estate attorney comfortable independently managing fast-paced transactions in a high-growth, startup environment.
You will lead real estate acquisitions, dispositions, leases, options, easements, and other site-control transactions across Oklo's projects in Idaho, Ohio, Tennessee, and Texas. Key responsibilities include overseeing title and ALTA/NSPS survey review and curative work; managing outside real estate counsel; providing practical real estate advice to project deployment, business development, finance, and operations teams; and supporting project agreements and diligence. You will also contribute to broader corporate and transactional legal work as needed in this lean, dynamic environment.
Specific responsibilities include: leading drafting, review, negotiation, and execution of real estate transactions (purchase and sale agreements, leases, options, easements, rights-of-way, licenses, access agreements); overseeing title and survey diligence including title commitments, exception documents, and ALTA/NSPS surveys; driving transactions from letter of intent through closing; coordinating legal diligence on zoning, land use, entitlements, environmental conditions, site access, utilities, and mineral rights; managing outside counsel budgets and performance; drafting and negotiating development agreements, construction agreements, estoppels, subordination agreements, and related ancillary agreements; providing legal research and advice across business teams; and helping mature the company's legal practices around real estate diligence, transaction management, and portfolio-level tracking.

Note: This is a remote US-based role, but you must travel to headquarters in Santa Clara, CA twice per quarter and occasionally to project sites. The first two weeks of onboarding require in-person presence at headquarters.
**Requirements:**
- J.D. from an ABA-accredited law school and admission to practice law in at least one U.S. state
- 3–5 years of real estate transactional experience at a large law firm or in-house legal department
- Experience independently leading complex acquisitions, dispositions, leases, easements, site-control arrangements, and related real estate closings
- Significant hands-on experience reviewing title commitments, exception documents, and ALTA/NSPS land title surveys and resolving title and survey issues
- Experience advising cross-functional project teams on real estate diligence, transaction structures, risk allocation, and closing requirements
- Experience working at or supporting companies that build complex, heavily regulated things
- Strong attention to detail and ability to manage and prioritize multiple matters simultaneously

- Experience with environmental matters affecting development projects
- Experience with land use, zoning, entitlements, utilities, and/or permitting matters
