Salary: USD 238,000 - 280,000 / annual

Atoms is building Physical AI — real-world robots for industries that move civilization forward, starting with food, mining, and transport. The company integrates hardware, software, AI, operations, manufacturing, and real estate to deploy and operate systems at scale. As Senior Counsel, you will own real estate transactions end-to-end, from letter of intent through closing. Your responsibilities include: • Draft, negotiate, and close leases, purchase and sale agreements, and ground leases with minimal oversight, running the large majority of each deal yourself. • Support the food and facility footprint by handling leasing, acquisitions, and build-outs for kitchen and food production facilities. • Build out Smart Infrastructure by papering land acquisitions, ground leases, build-to-suit agreements, and power upgrades for charging depots serving autonomous and electric fleets — often on deals without existing templates. • Support mining and autonomy by handling leases and commercial agreements for Pronto, the autonomous haulage business. • Advise on development and land use, working through construction contracts, easements, entitlements, zoning, and utility interconnection alongside real estate development and government relations teams. • Partner closely with acquisitions, development, and finance teams, translating legal risk into clear commercial guidance that keeps deals moving. • Build the playbook by creating templates, standard positions, and processes that enable a small legal team to close high-volume deals quickly, and pick up adjacent commercial agreements as needed. You will work in a fast-paced, entrepreneurial environment where close collaboration is essential. The role is based in Los Angeles or San Francisco, with five-day-per-week onsite work required. REQUIREMENTS: • J.D. from an accredited law school and active bar membership in at least one U.S. jurisdiction (California bar admission strongly preferred). • 6+ years of real estate transactional experience built on a strong law firm foundation of complex, demanding deals. • In-house experience at a company that owns or operates its footprint is a plus. • Demonstrated ability to run leases and purchase and sale agreements from first draft through close with little oversight, with clear understanding of where real risk sits in documents. • Experience in development, construction, land use, or entitlements; or real estate experience in energy, EV charging, mining, or data centers (depth in more than one is a strong plus). • Sharp judgment and business-first mindset; ability to translate complex legal issues into clear guidance for non-lawyers and recognize when a deal needs additional review. • Ability to thrive in fast-paced, entrepreneurial environments and move quickly without sacrificing rigor.
